According to RealAdvisor (October 2026), a house costs on average €5,738/m² in Sant Lluís, €4,901/m² in Es Mercadal (the municipality of Coves Noves), €4,735/m² in Ciutadella and €4,456/m² in Maó. For the Balearic Islands as a whole, the Spanish Land Registrars put the average price at €4,311/m² in the second quarter of 2026.

Each source measures something different: value estimates (RealAdvisor), asking prices (idealista) and registered transactions (Land Registrars). Use them to understand the order of magnitude and the trend, which in 2026 is upward in all of them, not to value a specific property.
